Expansive, open-air living spaces and elevated terraces place you within the canopy itself, where toucans pass at eye level, monkeys move through the trees, sloths sleep, and the rhythm of the jungle becomes part of the experience.

Balcones de Majagual is defined by its setting. Perched along a ridgeline above Nicaragua’s southern Pacific coast, the community stretches across more than 100 acres of jungle, with each home positioned within the treetops to take in unobstructed views across the canopy and out to the ocean.
Life here happens at eye level with the landscape. Monkeys move through the trees. Toucans and parrots pass overhead. Sloths and iguanas appear quietly within the forest. The experience is not curated. It is simply present.
Each home is spaced to offer privacy without isolation. You are surrounded by jungle, with open air design, natural materials, and a refined rustic feel that reflects the environment rather than competing with it. Evenings settle into long sunsets over the Pacific, followed by nights lit by moonlight and the sounds of the forest.
San Juan del Sur is less than 15 minutes away, offering access to restaurants, markets, and local culture. Nearby, world class surf breaks draw those who spend their days in the water before returning to the calm of the hills.
The community is intentionally low impact. We do not use heavy pesticides, allowing wildlife to move freely through the area. Water is heated by the sun, sourced from on site wells, and homes are built using reclaimed wood. The goal is simple. To maintain the environment as it is, not reshape it.
